Inner Southeast Portland Building in Search of a Brewery

Inner Southeast Portland Building in Search of a Brewery

1204 SE Water Ave Brewery

So you want to open your own brewery, but you can’t find the right location? It’s a problem I hear about all the time, and rarely does a perfect space present itself like this one located at 1204 SE Water Ave. in Portland. It’s right in the heart of the up and coming Eastbank Esplanade near hotspots like Bunk Bar, Boke Bowl, OMSI, and Hair of the Dog Brewing, and the brokers are looking for a production brewery and tasting room to occupy the building.

The space is large, but can be split up into two spaces to make for a great tasting room. The whole shebang it might be a bit large for most startups at nearly 14,000 square feet, but who knows, maybe a John Harris or the next Worthy Brewing might be looking. All I ask for in return for this introduction is free beer for life. You’re welcome!

A few notes about the space:

  • Huge roll up door with internal loading dock.
  • Zoning allows a tasting room up to 1,380 ft.
  • Full basement allows for easy plumbing for trench drains, etc.
  • 13,800 SF, which easily demises to 10,000 SF and 3,800 SF
  • Exposed original wood ceilings 22’+ with abundant skylights
  • Great signage opportunity
  • ADA restrooms
  • Kitchenette in place

The asking price is $15,583/mo for the entire building plus Tenant’s proportionate share of property taxes, building insurance, and common area maintenance.  Utilities would all be separately metered for the tenant. However, it can be split up into two spaces; the smaller space would make for a perfect tasting room for a larger production brewery, but is available separately for $4,750/mo. or the larger space alone for $10,833/mo.
